Condo Fees Too High

High rush fees, long delays, and per-page charges for digital strata documents are under renewed scrutiny, as BC’s real estate industry says outdated rules are driving up costs for condo buyers and sellers.


February 9 2026 - The BC Real Estate Association (BCREA) says it’s time for a change in how British Columbia regulates strata housing, calling on the provincial government to conduct a full legislative review of the Strata Property Act.

In a joint submission with the Association of Interior REALTORS® (AOIR), the BC Real Estate Association argues the Act has not undergone a comprehensive review in more than 25 years and no longer reflects the realities of modern strata living, digital record-keeping, or today’s real estate transactions.


BCREA and AOIR are proposing a full overhaul of the legislation before any new strata regulations are introduced, alongside reforms aimed at reducing unregulated rush fees, shortening document delivery timelines, and addressing incomplete strata document packages.


The organizations are also calling for mandatory, government-backed training for strata council members to improve financial oversight, maintenance planning, and governance consistency.


The groups note that more than 1.5 million British Columbians now live in strata housing, making strata documents a routine and essential part of condo sales. They say current regulations allow excessive fees and delays that place unnecessary financial pressure on consumers.
