North Okanagan sales ease but prices hold firm
B.C. market stays mostly balanced
October 14 2026 - but prices held up better than in many other parts of the province, according to local board data.
The Association of Interior REALTORS reported 129 residential sales in the North Okanagan last month, down from 155 in September 2025. Active inventory also declined. Despite softer sales, the single-family benchmark price rose 5.6% year-over-year to $793,000, while the condominium/apartment benchmark climbed 4.4% to $324,300.
Townhouse prices edged down 1.1%.Those local results fit a broader provincial picture.

According to the British Columbia Real Estate Association (BCREA), B.C. recorded 5,254 residential sales in September, down 8.9% from a year earlier and roughly 26% below the 10-year average for the month.
The provincial average price fell 2.4% to $924,279.
For the North Okanagan, the weaker provincial sales numbers have meant more cautious buyers and slower activity, but declining inventory has helped keep conditions from tipping sharply in buyers’ favour. Across the wider Interior, sales totalled 1,141 in September, unchanged from August but down 8% year-over-year, with local officials describing early signs of a soft rebound and balanced conditions.
Elsewhere in the province, results remain uneven. The Lower Mainland continues to show softer demand and more buyer leverage, while many markets outside the Lower Mainland have stayed closer to balanced. BCREA’s latest assessment is that most markets remain balanced amid mounting headwinds, with inventory declines helping support that balance. Conditions are more buyer-friendly than in recent stronger years, but the association does not describe the overall market as a clear buyer’s market, rather, balanced with a slight tilt toward buyers in some regions, particularly the Lower Mainland.
